Building a deck in Langley: what's required

Langley is two municipalities, not one: the Township of Langley and the City of Langley are separate authorities with their own building departments, and which one you deal with depends on your address rather than your postal town. Most of the residential acreage we work on — Willoughby, Walnut Grove, Brookswood, Fort Langley, Murrayville, Aldergrove — sits in the Township. Township applications must show decks, projections and cantilevers on the plans, at a scale with enough detail to establish compliance with the BC Building Code and Township bylaws. We confirm which authority applies before drawing anything.

Do I need a permit to build a deck in Langley?

In most cases yes, and the first question is which Langley. The Township of Langley and the City of Langley are separate authorities with their own building departments, and your address decides which applies. Most of the residential acreage we work on sits in the Township.

What do the Township's plans need to show?

Decks, projections and cantilevers have to appear on the submitted plans, drawn at a scale with enough detail to establish compliance with the BC Building Code and the Township's own bylaws. We prepare and submit that set.

How high can a deck be before it needs a railing?

Under the BC Building Code a guard is required once the deck surface is more than 600 mm (24″) above grade. Up to 1.8 m the guard must be at least 900 mm tall; above 1.8 m it must be 1,070 mm.

Can you build for a hot tub or an outdoor kitchen?

Yes, and in Langley we are asked more often than anywhere else we work — the larger lots have the room for it. Those loads get designed into the frame from the start rather than added to a deck that was not built for them.
