Building a deck in Vancouver: what's required

Vancouver requires a building permit to build or alter a deck, and it asks for more than most: any deck structure 600 mm (2 ft) or more above the ground needs design drawings signed and sealed by a structural engineer. Your application also has to show the deck's outside dimensions and floor area, and its position relative to the house and the property lines, with proposed work distinguished from existing. We handle the drawing set, the engineering where it is triggered, and the submission.

On the older housing stock we design for ventilation under the deck boards as much as for the surface itself, because a deck that cannot dry underneath is the one that fails first.

Do I need a permit to build a deck in Vancouver?

Yes — the City of Vancouver requires a building permit to build or alter a deck. Vancouver also goes further than most municipalities: any deck 600 mm (2 ft) or more above the ground needs drawings signed and sealed by a structural engineer.

Why does Vancouver want an engineer's drawings when other cities don't?

It is a City of Vancouver requirement rather than a provincial one, and it applies from 600 mm up — which is most raised decks. We arrange the engineering as part of the project rather than sending you to find one.

How high can a deck be before it needs a railing?

Under the BC Building Code a guard is required once the deck surface is more than 600 mm (24″) above grade. Up to 1.8 m the guard must be at least 900 mm tall; above 1.8 m it must be 1,070 mm.

Which decking material suits a Vancouver home?

Rain is the deciding factor rather than sun. On tight city lots much of our work is elevated or rooftop, where drainage and ventilation under the boards matter more than the surface itself — a deck that cannot dry underneath is the one that fails first. Capped composite and vinyl membrane both hold up well here.
