There is a useful zoning allowance too — in RS zones a principal building may not exceed 18 m in depth, but uncovered decks may extend up to a combined 4 m beyond that, which is often what makes a rear deck possible at all. A registered professional engineer may be required depending on site conditions and design complexity, and permit fees are based on construction value with a non-refundable 50% due at application.
