Building a deck in Port Coquitlam: what's required
Port Coquitlam is one of the few municipalities with a permit page devoted specifically to decks, and it defines one precisely: a structure abutting a dwelling, without roof or walls, at least 0.6 m above the finished grade below. There is a useful zoning allowance too — in RS zones a principal building may not exceed 18 m in depth, but uncovered decks may extend up to a combined 4 m beyond that, which is often what makes a rear deck possible at all. A registered professional engineer may be required depending on site conditions and design complexity, and permit fees are based on construction value with a non-refundable 50% due at application.

Decking designed for year-round performance
Port Coquitlam sits low and flat where the Coquitlam and Pitt rivers meet the Fraser, so the ground is more forgiving to build on than the slopes around it but less forgiving about water. On the lower-lying lots the water table is close enough to matter for footings, and a ground-level deck laid straight onto poorly drained soil will heave. We set footings below frost and grade the ground beneath the deck rather than trusting a flat lot to drain itself.

Frequently asked questions
Common questions from homeowners, strata councils and property managers across the Lower Mainland. Don't see yours? Book a free assessment and we'll answer it on site.
Do I need a permit to build a deck in Port Coquitlam?
Yes for residential decks on single- or two-family dwellings. Port Coquitlam has a permit page specifically for decks and defines one as a structure abutting a dwelling, without roof or walls, at least 0.6 m above the finished grade below.
How far can my deck extend behind the house in Port Coquitlam?
In RS zones the principal building may not exceed 18 m in depth, but uncovered decks may extend up to a combined 4 m beyond that limit. That allowance is often what makes a decent rear deck possible, so it is worth designing to it deliberately.
Will I need an engineer?
Possibly. The City may require a registered professional engineer's design depending on site conditions and the complexity of the structure. On the lower-lying lots where the water table is close, that comes up more often.
What do the permit fees look like?
Fees are based on the value of construction, with a non-refundable 50% due when you apply. Worth knowing before you submit, because that half is not coming back if the project changes.
Do you build decks in Citadel Heights and Riverwood?
Yes — we work across Port Coquitlam, including Birchland Manor, Citadel Heights, Mary Hill, Lincoln Park, Riverwood and Oxford Heights.
