Building a deck in North Vancouver: what's required
North Vancouver is two municipalities: the District and the City are separate authorities with their own building departments, and your address decides which one your permit comes from. The District publishes a dedicated deck bulletin for single-family zones — small, low, detached platforms are exempt, but anything attached to the house and higher than 2 ft needs a permit, counts toward building coverage, and above 6′-6″ counts toward floor space ratio. We confirm the authority, then build the drawing set to its checklist.

Decking designed for year-round performance
North Vancouver is the wettest ground PCC builds on — the North Shore mountains wring roughly twice the rain out of a storm that Vancouver proper sees, and shaded, tree-backed lots in Lynn Valley or Deep Cove can stay damp for weeks. Decks here are designed to dry as much as to drain: ventilated board spacing, membranes detailed like roofs, and footings set for sloped lots. Where a deck hangs over a drop, the guard engineering is part of the design from day one.

Frequently asked questions
Common questions from homeowners, strata councils and property managers across the Lower Mainland. Don't see yours? Book a free assessment and we'll answer it on site.
Do I need a permit to build a deck in North Vancouver?
Usually yes — and the first question is which North Vancouver. The District and the City are separate authorities, and your address decides which applies. In the District, a deck under 2 ft high is exempt — including a small, low detached platform under 108 sq.ft.; anything higher than 2 ft, attached or detached, needs a building permit.
Why can't I use a fiberglass membrane on my deck?
The District of North Vancouver does not permit fiberglass deck membranes, and requires exterior deck membranes to meet or surpass roofing material standards. That is exactly the standard our Duradek vinyl waterproofing is built to — it is installed as a roofing-grade membrane.
How does the North Shore's rain change how you build?
It roughly doubles what the deck has to shed compared to Vancouver proper, and shaded lots dry slowly. We space boards for ventilation, detail membranes like roofs, and design drainage away from the house rather than letting a wet season sit against it.
Can you build on a sloped lot?
Yes — sloped and view lots are normal work here. Footings are engineered for the grade, and where a deck stands well above it, the taller 1,070 mm guard the BC Building Code requires above 1.8 m is part of the design from the start.
Do you build decks in Lynn Valley and Deep Cove?
Yes — Lynn Valley, Edgemont, Deep Cove, the Lonsdales, Pemberton Heights, Blueridge and Norgate are all part of our regular North Shore work.
