Building a deck in Coquitlam: what's required
Coquitlam counts a deck or balcony as exterior work that changes the building or the property, so it needs a building permit, reviewed under Part 9 of the BC Building Code. Applications can be submitted online at any time or in person at the building permit counter at City Hall. Coquitlam is unusually open about timing: the City publishes an average of 15–20 business days to first review on a residential application, subject to volume. We submit a complete package first time, which is where most of the avoidable delay sits.

Decking designed for year-round performance
Coquitlam climbs a long way — from river flats to Burke Mountain — and rainfall climbs with it. The higher, more treed neighbourhoods give decks that spend much of the year in shade under conifers, where moss and needle litter hold moisture on the boards. Here we push harder for capped composite or vinyl over bare wood, and for enough gap and slope that debris washes off rather than composting in place.

Frequently asked questions
Common questions from homeowners, strata councils and property managers across the Lower Mainland. Don't see yours? Book a free assessment and we'll answer it on site.
Do I need a permit to build a deck in Coquitlam?
Yes — Coquitlam treats a deck or balcony as exterior work that changes the building or the property, which requires a building permit reviewed under Part 9 of the BC Building Code.
How long does a Coquitlam deck permit take?
The City publishes an average of 15–20 business days to a first review on residential applications, though that moves with application volume. It is the City's figure rather than ours. What we control is submitting a complete package first time, which is where most avoidable delay comes from.
How high can a deck be before it needs a railing?
Under the BC Building Code a guard is required once the deck surface is more than 600 mm (24″) above grade. Up to 1.8 m the guard must be at least 900 mm tall; above 1.8 m it must be 1,070 mm.
Which decking material suits Burke Mountain and the upper neighbourhoods?
The higher and more treed the lot, the more the answer moves away from bare wood. Decks up there spend much of the year shaded under conifers where needle litter and moss hold moisture on the boards, so we favour capped composite or vinyl, with enough gap and slope that debris washes off rather than composting in place.
Do you build decks in Westwood Plateau and Maillardville?
Yes — we work across Coquitlam, including Burke Mountain, Westwood Plateau, Maillardville, Austin Heights and Eagle Ridge.
